Arlington Downs is a unique mixed-use development in Northwest Suburban Chicago.  During his tenure with Argent Development Company, Cogent Principal Carl Groesbeck was the Senior Development Manager for the Arlington Downs project which includes: commercial, hotel, recreation, and residential uses of approximately 25 acres of land. Arlington Downs has been planned and designed to attract residents and patrons with a new urban/suburban vision. It is a mixed use development of low and mid rise facilities with sweeping views of the adjacent wooded areas and the iconic Chicago skyline. A strong dedication to conservation, adaptive re-use, inviting landscape with active and passive environments and a mix of high quality traditional and contemporary architecture is fundamental to the design implemented within this development.

History

Employment rates in Metro-Chicago have been consistently rising with particularly high demand for technically savvy professionals in both downtown Chicago and the suburbs.  While there is a sufficient supply of mixed-use housing to attract talented Gen-Y affluence in the City, there relatively few options in the suburbs.  Arlington Downs was designed and developed to attract Gen-Y affluence who desire a live/work/play environment.  Given the success of identifying and selling to this target market, the Arlington Downs project achieved 98% occupancy at rental rates 30% above its projected pro forma within 8 months of its initial opening in September 2014.
